5 top tips for staging your property for sale

If you’re putting your home on the market, make sure you get it right.

Have you ever wondered what the benefits are of staging a home for sale?

Do you ever wonder if it’s just for property developers and established estate agents?

The truth is that if you have a property to sell or to let, then home staging is for you.  Why?

Because staging a property can give you a significant return on investment and sell your property faster. That’s less time on the market and more money in your pocket.

Here our 5 top tips to get you started:

1 - GET PACKING

Over full bookshelves, lots of items on the kitchen worktops and even the size of your furniture can make a room feel cramped and smaller than it actually is! Thin out items on your surfaces and pack away as much as you can to visually expand these areas.

Think about items you use on a daily basis and items you can pack away ready for the move. Getting ahead of the game for the big move will not only save stress later, it will also help you become emotionally detached from your home and more focused to sell and move on.

2 - GET TIDYING

Even the tidiest of homes still need to be de-cluttered a bit to make them ready for the market because every piece of decor effects how your home feels.

This was one of our occupied staging projects in Rothley, Leicestershire and we were delighted with the results for our clients.

3 - GET CLEANING

Deep cleaning is essential, even if you have a well maintained home, potential buyers will be looking at everything and even the smallest things like a dirty skirting board or dusty vent can be off putting to buyers. Give your home a deep clean to make it sparkle!

4 - DE-PERSONALISE

Removing personal items does not mean leaving a stark almost clinical home, buyers also need to envisage a lifestyle! Balance is key! This is where staging really pays off, style your property with accessories you may already own and you can add that WOW factor!

5 - CREATE A LIFESTYLE

Think about how you use your home and how others may use the space. Think seasonally and style appropriately, for instance create a fabulous outdoor space with cushions, lanterns and rugs in the summer, alternatively set the scene  inside for winer with candles, cosy throws and a lit fire if you have one.
