Show Home - Copper Beeches - Old Tupton

We created this show home for local developers Evolution Homes for their Copper Beeches development in Old Tupton, an exclusive development comprising ten exquisitely designed 4 and 5 bedroom homes.

Spread over 3 floors this gorgeous property was the epitome of modern family living. We showcased the spaces to reflect how families could live in these spaces.

Working with some items the developers had from previous projects, we added a lifestyle buyers could emotionally connect with and it worked all plots sold within 8 months of staging.

View Home - The Cadeby - Peveril Homes, Lily St Farm

Peveril Homes asked us to stage their The Cadeby house type at their successful Lily St Farm development in Derbyshire.
This stunning new build had a beautiful double aspect living room and gorgeous kitchen diner. Unlike most of their 4 bedroom detached homes the most interest from potential buyers of this house type came from downsizers, we therefore staged it to appeal to this target audience with a slightly more mature feel, traditional furniture and classic styling in beautiful jewel tones.
This view home was then reserved by it's new owners within a matter of weeks from our staging.

A 3 bedroom property in the village of Billesdon, Leicestershire that had been marketed empty for 2 years. 
We staged the property for our clients to appeal to a first time buyer and young family target market ready for a Boxing Day launch, working with existing paint colours and fixtures.
In under 3 weeks and multiple offers the property SOLD and completed just 4 weeks later.

Blackbird Barn is a stunning 3 bedroom barn conversion by DAC Design and Development who build unique homes in beautiful places. They are rapidly building a name for themselves with their bespoke quality homes.
After sitting on the market empty for a few months we were asked by the fabulous agent Beth Shaw to stage the barn so potential buyers could envisage how they would live in this beautifully finished property!

View Home Staging - The Denby - Peveril Homes

We were asked by Peveril Homes to create a view home at their Lily St Farm development  for The Denby 5 bedroom house type.

Buyers were struggling to visualise how they would live in the fabulous open plan family kitchen space and utilise the 5 bedroom spaces.

We used a monochrome colour palette, softened with some neutral tones to create a modern, stylish and contemporary family home for the target market.

Within a few weeks the plot we staged had been sold and other plots of the same house type reserved.

A 4 bedroomed bungalow in the market town of Shipston on Stour.
Our client contacted us after a sale had fallen through and then once empty a burst pipe called catastrophic damage, resulting in a complete refurbishment in most rooms.
Our client saw the value in staging property and adding £££ to the sale of her parents former home.
We were delighted that a sale was agreed in just 3 weeks after the property was marketed.

Staged to Sell - Empty Property - Gilmorton

An empty 4 bedroom character property in the charming village of Gilmorton, Leicestershire which had been previously marketed with some mismatched pieces of furniture in some rooms and in need of some much needed TLC.
We project managed decoration of some of the spaces along with an upcycle of the kitchen tiles as they made the room seem dark and dated.
After works were completed we staged the property with an older family in mind but were mindful to reflect the character of the property in the dressings and styling along with defining a purpose for each space as the property had multiple reception rooms.
After being marketed for over 8 months with no sale pre-staging, we were delighted that just 5 weeks after staging our clients secured a sale.

Mistlethrush Barn is a delightful barn conversion in a hamlet just outside Acresforsd, Leicestershire. A beautiful space that buyers were struggling to visualise as empty spaces, we created a warm cosy feel to the property.
After being marketed empty for over 7 months, our clients secured a sale in just 7 weeks after staging.

Milburn Grove - A 3 bedroom detached property in Bingham, Nottinghamshire.

This ex-rental property had been given a fresh coat of paint and new carpets by our client but had sat empty on the market for over 7 months, with little interest and no offers.

We put together a design scheme to attract the target buyer, in this case a young family and had the staging installed and professional images sent to our client for marketing within 24 hours.

Just 3 weeks after staging receiving lots of viewings and multiple offers our client accepted an offer and the property is now SOLD.

One of the best parts of our job is getting results like this for our clients, another great case study to support the power of staging and fabulous images by @miniaperturephotography.

Local Builder Cadeby Homes asked us to install a partial stage in one of their properties at a new development in Ratby for an open weekend. 

The York is a 4 bedroomed detached property with a large lounge and a large living kitchen.

Our brief was to create a lifestyle to inspire potential buyers.

We worked closely with their sales and marketing team to identify their target buyer and to discuss design ideas, we then put all our ideas into room sets and mood boards for sign off.

Our magic worked and just 24 hours after the open day all plots of this house type had been reserved.

Staged to Sell - Empty Property - Hose, Leicestershire

A refurbished 3 bedroom bungalow in the hamlet of Hose nr Melton Mowbray, Leicestershire.

Our clients had refurnished their parents former home to an extremely high standard, however the open plan living space confused even them as to how it would work with furniture. Open plan has so many possibilities and whilst a few see that as a great benefit for flexible living, most are overwhelmed and struggle to visualise how it will work for them to live in!

Staging once again came up trumps!!! We designed a scheme and layout to attract the properties target buyer and installed the project within 7 days of appointment. The installation and photography by Laura of Mini Aperture took place on the same day and our clients had professionally edited images ready for their marketing within 24 hours of the install.

The bungalow attracted many viewings with an offer being secured within just a couple of weeks and the prospective buyer has also asked to buy all the furniture and accessories!!!!

A fabulous renovation by our clients Jolly Property that saw a 2 bedroom bungalow become a fabulous 4 bedroom house.

Having staged some smaller flips themselves, they understood the importance of staging but also the time, effort and cost it takes to undertake yourself. So they reached out to get professional help.

After submitting our proposal, we installed the project less than 2 weeks later and they accepted an offer in under 10 days.

We loved staging this property and in particular the large family, open-plan, kitchen/diner with super views to the garden.

We were approached by our client to help prepare his father’s empty property for sale. The 2 bedroom bungalow had been on the market a while with very little interest.

The property had a good spring clean but was still in need of some remedial works, however our brief was to showcase that the remedial works such as a new bathroom were liveable and could be replaced in due course.

The bungalow would appeal to both first time buyers and down-sizers, so had to be staged to appeal to a wide target audience.

We turned this project around in under 7 days from consultation to install and it worked and the bungalow sold in just under 2 weeks!!

Showhome Styling - The Leicester for Cadeby Homes - Hugglescote

Leicester Show Home

The Leicester is a stunning 3 bedroom detached home built by local North Leicestershire family builders Cadeby Homes Ltd. The Leicester offers flexible living space for growing families and we were asked to design the showhome on their Grange Meadows development in Hugglescote, to reflect just this.

We loved working alongside the Cadeby team to install a showhome targeted at a young family, we had a lot of fun with the toddler room :-)


Show Home Styling - The Chichester  for Cadeby Homes - Hugglescote

We were asked by local builders Cadeby Homes to re-vamp their 4 bedroom show home at their Grange Meadows Development in Hugglescote, Leicestershire. Working alongside their Sales and Marketing manager Bethan we designed and sourced an interior designed at their target buyer for this house type. It was an absolute pleasure to work with such a fabulous local company who like us pride themselves on detail and excellent customer experience.

Empty Property - Staging to Sell - Norton Juxta Twycross

A charming cottage which was originally the Old School House in a hamlet of Norton Junta Twycross, near the infamous Twycross Zoo. The property was completely refurbished by our clients but they retained its amazing features, think beamed ceilings and triangular windows that seamlessly merges the existing character with modern contemporary living!

We staged the space with a relaxed, informal feel and created the heart of the home in the kitchen/dining area. The original flooring has been kept and a window seat added into the gorgeous bay windows.

The bedrooms were a challenge with sloping ceilings to fit beds in, there was lots of measuring to make sure we could fit in everything required. Our clients were amazed at how much larger the rooms looked with furniture and accessories.

Our clients had moved and after renting their old family home for a number of years they had decided the time was right for them to sell. A difficult decision as the house had a lot of emotion attached the place where they bought their family up.

The large 4 bedroom in Derbyshire house was empty and some of the restricted height bedrooms seemed very small so they really saw the investment staging could bring when presenting the property for sale. 

After carefully selecting furniture and accessories to work in room layouts that would inspire their target buyer, we then installed the project over 2 days and collaborated with Laura from MiniAperture Photography to capture stunning images.

This resulted in the property valuation being increased by £25k after staging. With the agent stating that our staging “had improved considerably our more difficult spaces & enhanced every room showing them in their best way!” 

The property sold in just 2 days after the first viewing, a fabulous result for our lovely clients.

This fabulous 4/5 bedroom home in Kettering was home to a lovely family who had transformed the property by doubling it’s size (it even has a huge garden room with a gym and table tennis table). Equipped with our Home Staging Action Plan Checklist they got to work de-cluttering, de-personalising and re-decorating. All that was the needed from us was an injection of colour with some fabulous accessories, a few additions of furniture, styling and amazing images by Laura @miniaperturephotos to give it the WOW factor!

A dormer bungalow situated in a sought after area of Burbage, Hinckley. This property offered lots of versatile living space however was in need of some modernisation. 

The property had sat on the market since May 2021 with little interest and no acceptable offers as potential buyers struggled to see how best to use the space and struggled past the tired decor.

In November 2021 after our initial consultation, we designed and installed a lifestyle for each space of the property so potential buyers could envisage how they could use the space.

We received great feedback from the agent who sold the property less than 6 weeks later for the asking price, she stated " Your staging made it so much easier to show people round so thank you.
I've picked up your cards to recommend you to vendors with vacant properties."

Another successful sale and another happy client! We love what we do.

This was one of our occupied staging projects in Rothley, Leicestershire and we were delighted with the results for our clients. 
We worked with our client’s own items and added some of our own rental inventory. We also provided him with a Staging Action Plan and checklist which he got to work on right away ( every box was ticked on the checklist on install day ?).
The properties valuation increased by £25k after staging and our client accepted an offer within 10 days!

Empty Property - Staging To Sell - Higham on the Hill, Warwickshire

This 4 bedroomed recently renovated cottage is in Higham on the Hill, 
a village in Warwickshire. 

 Our client had refurbished and renovated the property to a high standard throughout 2020 and first listed it in October 2020. The initial valuations had been very high and our client received very few viewings and no offers.  They decided to appoint a different agent a few months later who gave a much more realistic valuation and also marketed the property to achieve it's full potential with fantastic images

However the quirky rooms in the cottage left some potential buyers confused and unable to visualise how the space could work for them. In particular a dining/entrance hall, which we zoned with an entrance area & a dining area and a small bedroom with a big chimney breast,
we managed to stage the room with a small double bed and 
furniture to showcase how the space could be utilised. 

The property stayed without sale at the new price from April - July 2021.  
We are delighted that 10 days after staging our client received an offer
 of the full asking price.

STAGING TO SELL, LUTTERWORTH, LEICESTERSHIRE
This 4 bedroom property in the town of Lutterworth, Leicestershire had been rented out for a few years after our clients had emigrated to New Zealand. They contacted us via email after finding our website with a view to staging their ex-rental property for sale, as they had viewed "Staged Properties" in New Zealand and really appreciated the value it can add to a property, both in attracting potential buyers and financially.

After our initial consultation we sent our proposal which detailed not only furnishing the property with our Staged to Sell Furniture Rental Package but also to carry out remedial works on the property including re-painting the walls in a modern, neutral colour, upcycling the kitchen, repairing broken flooring tiles and re-grouting, along with a general tidy up of the outside spaces of the property for that all important first impression. All the works were project managed or completed by our team.

After 2 weeks the remedial works had been completed and we installed and styled our furniture and accessories. Just 24 hours after staging, we received a phone call from the appointed agent to say our clients had accepted an offer above the guide price and a whopping 10% more than the valuation pre-staging.

We are absolutely over the moon for our client!

Staging to Sell - Mickleover, Derbyshire

A 3 bedroomed bungalow in Mickleover, Derbyshire had previously been brought to market as an empty ex-rental property.

After sitting on the market for a few months it became apparent that potential buyers were struggling to see how the space could work for them, especially as the three bedrooms seemed very small. 

Our clients, a local property developer, required a very quick turnaround and we achieved a 10 day turnaround from initial consultation to installation day. This included design schemes, sourcing and delivery.

Staging made the property come to life and showcased to buyers that indeed at least 2 bedrooms could accommodate double beds and furniture. This also made the smallest bedroom the ideal place to stage as a work from home space, something that post the pandemic is still at the top end of the most wanted list for lots of  potential buyers.

We were delighted that after months of no offers, our clients  received multiple offers within 2 weeks and accepted an offer within 6 weeks.

Staged Spaces  partnered with a local homeowner to prepare a newly renovated terraced property in Abington, Northampton for sale

Our client purchased the property in 2003 as an investment opportunity in a very popular area of Northampton Town Centre. The property has continuously been rented out and was in need of a complete refurb, including new kitchen, bathroom, plastering of walls, flooring and decorating throughout.

Despite this charming period property being ideal for the first-time buyer or investor, our client was concerned that the empty property wouldn’t showcase its full potential and that buyers would struggle to see past the empty rooms. 

 Once the building work was finished, in order to complete the transformation and pursue as quick a sale as possible, he decided that having the property professionally home staged by Staged Spaces would add the lived in feel it was missing. 

Staged Spaces immediately saw the property’s full potential understood what that was needed to capture and assist its transformation into someone's home.
